Relocating? Let Springfield Real Estate's Experience Work for You

As you prepare to relocate to Springfield, there are many details to consider and address. Springfield Real Estate has both the experience and the knowledge of the Capitol area to assist you in making a smooth transition to the area.

Our agents have lived here most of their lives, and not only know the Springfield area, but also offer practical knowledge of the basics in getting settled in your new home.

Springfield Real Estate has built its reputation on service and professionalism. When you work with us, we will be with you every step of the way, from the first home tour to finding you a temporary rental unit, and then finding one of Springfield's Best Homes for you to make your own. We will be with you at the closing, and of course, provide follow up on how we can further assist you.

We are pleased to offer the following partial list of considerations when moving to the Springfield area:

  • Assemble key documents: If you're moving out of the area, you'll need to gather your family's personal records. Remember to get your medical and dental records, school transcripts, legal documents, titles, bank records, tax returns, stocks and bonds certificates, birth certificates, passports and insurance documents. Be sure to empty your safe deposit box
  • Taking physical possession of your new home: As a general rule, possession takes place on the date of deed recording. Recording usually takes place the next business day after closing. In some cases it may take up to a week for possession, but seldom longer. Will you move into your new home immediately, or will you need additional time?
  • Utility Connections: We can assist you in getting utility connections. Often a letter from your prior utility company is helpful in obtaining new service in the area, without making a deposit.
  • Appliance Needs: Refrigerators, stoves, washers and dryers are generally not included in the sale of a home. We can assist you in locating stores around town to meet your needs in this area.
  • Banking Connections: If you let us know your baking preferences, will will be happy to provide you with a banking recommendation to suit your needs. Each of our agents knows a variety of the bankers/banking institutions in town, so do not hesitate to ask.
  • Vehicle, Voter Registration and Drivers License Information: Our team will direct you in getting to the Driver Services Facility.
  • Insurance: Even with the internet and the many national companies offering insurance, local companies may know the area and provide you with the most competitive rates. Make sure you check out all the discounts allowed. Some of the auto discounts include: multiple car, good driver, nonsmoker and good student. Home insurance discounts include: fire alarms, security systems, etc.
  • Mail Transfer and Keys: Mail transfer can be a rather complex issue. Request a change of address at your local post office before you relocate. Its also a good idea to let your former postal delivery person know you are moving. Some new subdivisions may have what are called 'Cluster Boxes'. Make sure you know where your box is, as keys are often not transferable. Plan on a two-day turnaround in having your mail box re-keyed.
  • Trash and Recycling: In the Springfield area, each resident has an individual contract with waste hauling/recycling providers. Check with the local Public Works department to obtain contact numbers for your area.
  • Animal Licensing: Many city ordinances require that dogs wear a collar and leash outside the dwelling of the owner. In order to license your animal, you will need a verification from a veterinarian that your animal has been vaccinated for rabies. The number of pets allowed per home may also vary per city ordinances. If you have pets, let us know and we will provide you with the needed information.
  • Examining Shipped Goods: Remember when examining shipped goods most movers have a time limit to examine the contents and file claims. While its tempting not to look at everything right away, if things are damaged or broken, filing a claim should be done right away.
